Abstract

Transit-oriented development (TOD) is becoming a focus for many metropolitan areas across the United States. TOD is one of the tools planners can use to encourage and stimulate cost-efficient development in our cities. Decades of expansive, sprawling development has consumed vast swaths of open space and valuable resources. These trends have been fueled largely by the mobility of automobiles. Location is a major force influencing real estate value. Location has slowly become less important because of the car’s ability to access more places. But the car demands more space to operate, which has helped to scatter our destinations and residences. People have moved farther away from the city and each other, mostly to find lower housing costs (CTOD, 2007).
